Landlord checklist

There are a number of steps that can be taken when planning to rent your property. Hopefully, you will find these points helpful and cost saving in the future.

  • Make sure the property is clean and tidy and consider a snagging list of jobs to do before marketing commences.
  • Tidy gardens, jetwash paved areas and make sure all gutters are clear of debris.
  • Ensure the property has a valid Energy Performance Certificate, unless exempt.
  • Obtain a Gas Safety Certificate, if required, and consider having any gas appliances fully serviced.
  • Make sure the electrics are safe and are checked in line with the Electrical Safety Standards and arrange for any portable appliances to be PAT tested.
  • Fit smoke alarms and make they are working, ideally with new batteries.
  • Fit a carbon monoxide detector, again with new batteries.
  • Obtain consent from your lender to rent your property and organise suitable landlords’ insurance.
  • Contact HMRC regarding self-assessment concerns or if you work/live abroad.
  • Make sure the stopcock is accessible and easy to use in an emergency.
  • Check that all extractor fans are clean and working adequately to avoid unnecessary condensation.
  • Ensure any remaining soft furniture comply with fire regulations.
  • Get extra keys cut and tested to make sure they work easily.
  • Consider fitting a shower screen as opposed to a curtain, to stop any overspill and damage.
  • Make sure all baths and shower trays are well sealed so no leaks can occur.

REMEMBER, ONCE THE TENANCY HAS FINISHED, YOU NEED TO ALLOW FOR WEAR AND TEAR, BUT DAMAGE WILL NOT BE ACCEPTED.
